Preparing the Home for Sale

  • Property Inspection - Before we list your home, we will inspect and identify cost effective improvements that could result in an increased sale price.
  • Staging - Our office owns several households items that we use to make an empty living space more appealing to potential buyers. Additionally, if appropriate, we will bring in a professional decorator to stage your home.

Promoting the Property
  • Home Warranty Protection - A home warranty is a service contract, usually covering one year, which helps protect homeowners against the cost of unexpected covered repairs or replacement on their major systems and appliances that break down due to normal wear and tear. Coverage, regardless of age, includes the home's heating, plumbing, electrical system, water heater and major appliances, such as range/oven/cook top, dishwasher, garbage disposal, etc. As part of our service to our listing clients, we advertise your property with a home warranty program and provide the buyer with the warranty upon closing. The cost of the warranty is included in our full service fee and helps provide protection after a home purchase. The home warranty gives buyers additional confidence in a real estate transaction knowing that if an appliance or home system breaks down, they are covered for repair or replacement.
  • Digital Photography - Once your home is ready to list, we take high-resolution digital photos. The most saleable aspect of a home is generally inside of the house. Why then do most agents only take pictures of the outside? Sadly and simply, it is their ignorance or laziness. Some homes do not even have an exterior picture available, which turns off most buyers that search online or through the Realtor's MLS System. Lighting is an important part of photography and if necessary we will return to the property to obtain the perfect lighting to capture the true elegance of your home. Our photos of your home will allow most of the potential buyers of your property to have a visual presentation of your home both inside and out.
  • Professional Yard Sign - We have done the research to determine the perfect color and layout for our "EXIT" signs. Recent surveys have shown that teal is the color of Generation X' ers and Baby Boomers (which are the two main groups of people that are buying houses right now).   • Multiple Listing Service (MLS) - Information about your home will immediately be included in the Honolulu Board of REALTORS® Multiple Listing Service, a database of currently available properties accessible by real estate professionals. At any time should any of these members have a buyer looking for a property similar to yours, they have immediate access to all the features and benefits of your home. Due to the fact that 80 to 90% of all buyers are currently working with a Realtor, we want to expose your home to these agents for their potential buyers. Beware of other brokerages who may suggest you give them time to sell it through their office agents or on their own to maximize their commission and not your interests.
  • Internet Data Exchange (IDX) is an electronic display of homes for sale listed in the MLS. Your home will appear in this Exchange.
  • KHNL Channel 4 Television/Internet Data Exchange (TV / IDX) - TV / IDX is a marketing program that our brokerage subscribes to that combines the power of TV and IDX. KHNL Channel 4 is a major TV station in Hawaii which provides airtime to promote subscriber listings through an online real estate portal. TV / IDX promotes locally, then nationally, first with its local partner station and then with other stations connected to a national map. This true real estate portal is right where business is - local. As far as national, every local site will have the national map that’s connected to each TV station and IDX client.
  • Our Website - Thousands of people from throughout the globe are directed to our web site and regularly visit our web site which features an entire feed of listings for all viewers to search for homes.
  • E-mail Updates - Our website also features an automated MLS search for clients who are seeking properties. Prospects initiate their search with us and are notified by email as soon as new listings come on the market.

Showing Your Home

  • Broker/Agent Open House - We will invite all local brokers and agents to view your home. We will coordinate with your schedule to schedule open houses and provide you with feedback once the open house is complete.
  • Public Open House - Following the broker/agent open house, we will hold a public open house and present your home to the general public. Again, you are provided feedback on the open house turn out and potential buyers.

Expectations

  • All calls and email inquiries regarding your home are followed up immediately. Access to your property will be secured by us though lock boxes. Lock boxes provide REALTORS® with easy access to your home. After all, it is impossible to sell a home that is difficult to get buyers into. No one will gain admittance to your property without your permission and our subsequent approval. We call every agent after they show your home to obtain feedback on the showing and provide you with this information.
